Easily the worst hotel in which I've ever stayed. The ONLY thing about this that wasn't a hard negative was that the staff (a.k.a. the barkeep downstairs) was friendly. The place is above a bar that plays live music (open mic night, so not even good music) until 2am. The bed and floors are very creaky. The walls are thin so you can listen to the guests in the neighboring room getting it on. The shower would not cut on in the morning. The shampoo/conditioner hybrid available is the cheapest, lowest quality of any hotel I've ever stayed at and instead of a bottle comes in packets like mayo/ketchup that are very hard to open. The rooms are tiny and have hardly any furniture - no table/desk at which one could work only a wardrobe, chest of drawers, two end tables, and one uncomfortable and small chair.

Booked here because the next option in town was a cheap motel. Should have taken the cheap motel. I wouldn't even pay the price of that cheap motel for this place.

This cozy little Inn is perfectly situated right in the downtown of leesburg. King Street has so many great restaurants and bars to visit. We loved our stay, and the rooms were quaint and extremely clean Inn

We stayed in the George Washington room #6 on Nov. 9, 2024. The hotel had booked a live band (including a full drum set) to play just below our room. This went on until 2 am on Nov. 10. Needless to say we were unable to sleep. We contacted the hotel asking for comments and a refund but they have ignored our inquiries. If you must stay at this hotel, ensure it's a night without live music. The noise from the pub below might still keep you awake. Therefore I would recommend looking for alternate accommodations. The room was $210 and nearby more modern properties were in a very similar price range.

We recently stayed at the Inn and to say we were disappointed in our accommodations is an understatement! When I asked about having someone look at the non-working electrical outlet in the bathroom, I was told that there is nothing they can do right now but they were in the process of remodeling. Didn’t help me at the time. The room was most definitely dated, but also dilapidated as the select photos show. The bed was basically a taco (my husband and I slid to the middle it was so worn) and things were just not working or clean (note the chair and the vent). This is room #10 and was not remodeled, so if you want to risk staying there, you should definitely ask if your room was a remodeled one. However, my husband and I will not return to find out. Our recommendation - don’t rent out rooms in this condition and just close them off until you are done!

I love B&B's. And having stayed in about 25 of them I'd never had a bad experience -- until now.

This place is a disaster. Where to begin. With there being zero hot water when I tried - twice - to take a shower? The dank smell in the stairway? The bar with the super-loud band downstairs? The tattered furnishings, carpets, and paintwork?

This place would be more appropriately named the Leesburg Non-Colonial Roadhouse. The ground floor is given over to a dive bar paired with a messy diner open to the public -- which is where the second 'B' of the B&B is put forth each morning. Forget the charming breakfast experience where you get to mingle with other B&B guests. Here it's you, some eggs, and Cholula. Bon appetit.

There is some renovation of guest rooms going on and our companions and we peeked into a renovated room during housekeeping one morning. Better. But -- do not stay in rooms #8 or #10 until they've been fixed. They are disgusting.

The location is great, right in the heart of the town. But for the conditions and the money, I'll sadly say we'd rather have booked the Day's Inn nearby.

Attention Harry Potter fans! It's like staying at The Three Brooms!! It reminded me of staying in an old-fashioned Inn in the UK! You walk in through the café, and there is a small vestibule between the bar and the café where you check in. You take your old fashioned keys & go up the creaking stairs to your room with some historical furniture. It is partly modern/updated and partly historical...Including a small set of stairs to climb up on the tall bed! So the rooms are located above the old pub just like the UK. The service was excellent. Although the rooms are not equipped with coffee machines nor refrigerators, fresh coffee is available at the bottom of the stairs and a fully cooked delicious looking breakfast is also included in the full rate. I didn’t have breakfast because I was rushing off to work, but it sure did look good.

Stayed here to see a concert at Tally Ho. Awesome place good people. Would definitely recommend this place to my friends and family. Definitely would stay here again.

The listing on Booking for this place is very misleading. The rooms occupy a floor over a large and noisy bar that stays open until 2 am. Also, no elevator. We checked in, schlepped up the steep staircase, took one look and checked out immediately
